You sell the home itself — you own the home, the park owns the land under it. List the home (flat-fee MLS or by owner), find a buyer, and the buyer applies to the park to take over the lot lease. The sale of the home and the lot rental are two separate agreements.
What this means for you
Because the home and the lot are separate, selling is a titled personal-property transfer, not a deeded real estate sale. Your buyer still needs the park's approval to stay on the lot, so price the home right and line up a buyer the park will approve.
